The Wildberries warehouse complex in Novinki is a major logistics facility under construction in Novinki settlement (the Oksky Bereg residential complex microdistrict) in the south of Nizhny Novgorod. The developer is RVB LLC, the merged company Wildberries Russ. A construction permit was issued by Ministry of Construction of Nizhny Novgorod Region on July 24, 2026.[1][2] The facility ranks among the largest warehouse investment projects in the region: the minimum investment is estimated at nearly 12 billion rubles.[3]

Project parameters

A logistics hub with a floor area of 150,000 square meters is planned for a site within the boundaries of Parkovaya, Vysokaya, and Poletnaya Streets. The project is being developed under an integrated development agreement for undeveloped land: RVB LLC was the sole participant in the auction and paid 127 million rubles for the right to conclude the agreement.[1] Preliminary work began in late 2025.[3] Completion of construction is scheduled for late 2027.[1] According to the authorities, the complex will create up to seven thousand jobs — one of the conditions tied to receiving federal funding for the construction of utility networks in Novinki.[2] The choice of site is explained by its proximity to federal highway R-158 and the future Gagarin Avenue Bypass Road.[1]

Conflict with residents and legal proceedings

The construction has provoked opposition from some residents of the Oksky Bereg residential complex. Residents fear increased heavy-vehicle traffic, a worsening environmental situation, and risks to children's safety due to the warehouse's proximity to their homes and a school. According to residents, the logistics complex will be located approximately 50 metres from the residential buildings and 70 metres from the school.[4][1][2] In June 2026, activists again sent a video appeal to the President of the Russian Federation urging him to intervene in the situation.[3] Following the citizens' appeals, the Chairman of the Investigative Committee of Russia Aleksandr Bastrykin ordered a report on the results of the inspection to be submitted to him; as a result, a criminal case was opened under the article on negligence.[2][3]

In late July 2026, a court declined to grant the residents' collective lawsuit against the rezoning of the territory; activists intend to file an appeal.[1][3] The warehouse project had already undergone a state expert review by the time the construction permit was issued.[2]
