«Oksky Bereg» ("Oka Riverbank") is a residential complex in Novinki (settlement) in the south of Nizhny Novgorod. The microdistrict gained widespread attention in 2026 in connection with an acute conflict surrounding the planned construction of a large warehouse complex on the adjacent land.
Location and Description
The residential complex is located in the settlement of Novinki, a locality within Nizhny Novgorod. The adjacent undeveloped land is bounded by Parkovaya, Vysokaya, and Polyotnaya Streets. This 33.5-hectare plot became the subject of a dispute between residents of the complex, the logistics facility developer, and the city authorities.
The Wildberries Warehouse Conflict
In 2026, the construction of a Wildberries logistics hub with a floor area of approximately 150,000 square metres was planned for the undeveloped land within the microdistrict's boundaries, under a comprehensive undeveloped-land development agreement (KRT). The developer is OOO "RVB," a subsidiary of the merged company Wildberries Russ.
Residents of «Oksky Bereg» opposed the project, which led to a months-long public conflict. On 24 July 2026, Ministry of Construction of Nizhny Novgorod Region issued a building permit for the warehouse complex, effectively concluding the administrative phase of the dispute.
