The Ryabinina Estate is a historic manor complex dating from the late 18th century, located at 56 Ilyinskaya Street (Nizhegorodsky District). It arose as part of the regular development of the straightened Ilyinskaya Street and changed hands among several owners over the course of the 19th and 20th centuries. Since 2025 the estate's main house has operated as a boutique hotel called "Ryabinina Estate."[4]

History of ownership

The estate arose in the late 18th century as one of the elements of the regular development of Ilyinskaya Street, which in that era was gradually turning from a busy road to Vladimir and Moscow into "a quiet, enclosed street of merchants' mansions." The first known owners were the Bespalov merchants — descendants of the Nizhny Novgorod coachmen Grigory Fyodorovich and Anikita Grigoryevich Bespalov, at whose expense the neighboring Church of the Ascension was built in the middle of the 18th century. According to the fixation general plan of Nizhny Novgorod of 1799, held in the collections of the Nizhny Novgorod State Historical and Architectural Museum-Reserve, the household included a stone main house along the red line of Ilyinskaya Street (originally, judging by on-site surveys, single-storey with a vaulted ceiling), a stone outbuilding at the back of the yard, wooden service structures, and a garden reaching to Pochainsky Ravine.[3]

In May 1814, the ruined A. M. Bespalov, having lost his merchant status and become a petty bourgeois (meshchanin), sold the estate to the Nizhny Novgorod merchant Alexei Alekseyevich Alekseyev (also known as Stupishin), who was engaged in salt trading.[3] The household later passed to the merchant family of the Akifyevs. Already by the mid-19th century, Khramtsovsky Nikolai Ivanovich singled out the house among the "newest buildings of Ilyinka," noting "solid mirror glass in the windows" and "a bronze, partly gilded railing" — in his words, the only ones in the whole city at the time. Local historian D. N. Smirnov reported that the merchant N. A. Akifyev, in the mid-19th century, attempted to gild the roof of his house, and at the same time proposed gilding the domes of the neighboring Church of the Ascension, but the ecclesiastical authorities put a stop to this venture: as a result, both the house and the church were covered with silvery tin sheeting, and only individual elements of the fence remained gilded.[3]

In the Soviet era, a note appeared in the central press about a linden tree that had grown up through the house's veranda — an unusual coexistence of living nature and architecture. In 1982 the estate's main house passed to the Gorky regional center of the production association "TsentrEVMkompleks."[3]

Restoration

After 1982, the new owner commissioned a restoration project, carried out in 1984–1987 by the Gorky Special Scientific Restoration Production Workshop) (GSNRPM). The project's author was the architect A. I. Kurlin. In the course of the work, architectural-archaeological measurements and an on-site survey of the main estate house were carried out, revealing the different construction periods of its various parts. Parallel historical-archival research made it possible to reconstruct the building history of the house and of the estate as a whole.[3]

Present state

On October 29, 2025, the LLC "Ryabinina Estate" was registered (OGRN 1255200025596, INN 5260502178), operating in the hotel services sector. The general director and one of the founders is Artyom Meruzhanovich Gevorgyan; other founders include Alexander Yuryevich Nikolayev and Andrei Vladimirovich Portnov.[1] The hotel's official website presents it as a "merchant estate of the 18th century." Each room was named after one of the Nizhny Novgorod merchant families whose members took part in the trade and public life of the city: the The Bashkirovs, the Bespalovs, the Sirotkins, the Rukavishnikovs, the Ikonnikovs, the Olisovs, the Nikolayevs, and others.[4]

Ilyinskaya Street, where the estate is located, is one of the oldest in the city; the list of cultural heritage sites on it includes 32 landmark buildings.[2]
