Terraski is a cottage community in Nizhny Novgorod Region, located half an hour's drive from the regional center in one of the picturesque spots of Kstovo District, on a hill next to a forest and existing individual housing, the Shava.

It has the status of a non-profit dacha partnership.

The distance from the community to Nizhny Novgorod is 38 km.

Territory

The territory of Terraski covers 35.8 hectares, where, besides guest cottages and a sports complex, there are developments of two-story cottages designed for year-round living, with a total area ranging from 189 to 377 m2.

The low height of the buildings, along with the gentle slope of the terrain, provides a wonderful view of the Volga, Shava and The Kudma River rivers from many of the plots.

Location

After passing through Kstovo, you descend from the hill near the village of Vetchak. From the top of this descent, in clear weather, the Terraski hill comes into view for the first time. It rises majestically above the plain, dotted with numerous lakes, rivers, forests, fields, and meadows, and resembles the bow of a giant ship cutting through open space.

On the slope of this hill the community itself can be seen, its houses scattered like peas.

Further on, at several more open stretches of the road, this dominant hill comes into view again, and as you approach it, its ever-growing size becomes more and more impressive.

There is also another remarkable phenomenon on this hill, so full of solemn beauty and grandeur. Under certain weather conditions a cloud settles onto the hill, gently covering the houses, buildings and people there. Much like on the holy Mount Tabor on the feast of the Transfiguration of the Lord.

The Concept

In the "Terraski" cottage community about a hundred and forty houses are being built in a single architectural style — the Alpine chalet style, which highlights the community's unique landscape. Surrounded by forest and fields, the community's territory sits atop a hill, offering a magnificent panorama: picturesque views of open water — the valleys of the Shava, Kudma and Volga rivers — a hilly landscape, birch alleys, green forest, and the striking beauty of the fields and meadows.

The first phase of the cottage community is divided into 46 plots of land and occupies a site of 10.8 hectares bordering the hill's natural, forested slopes.

The second phase of the "Terraski" cottage community occupies an area of 25 hectares. It consists of 3 sections separated by beautiful birch alleys and has 97 individual plots of land.

The high requirements for architectural quality and the use of high-strength building materials in the community are dictated by the emergence of a new type of buyer for this kind of housing — a discerning and demanding one. All the houses in the community are built in accordance with the project architects' recommendations on the color schemes of facades and roofing elements, as well as of the plots' outer fencing.

The Project

The "Terraski" project addresses both the technical tasks facing housing of this level of comfort and the artistic-emotional ones, recreating the atmosphere of an Alpine village through architecture. Despite the community's unified overall style, there is room for an enormous variety of inner courtyards and personal-plot landscaping, highlighting the individuality and uniqueness of each resident — their character, interests, hobbies, tastes and outlook on life. This makes it possible to realize the preferences and wishes of every resident and creates an atmosphere of harmony within the community, a sense of wholeness in the immediate surroundings.

Living outside the city, in the fresh air, next to a forest and a body of water, feeling psychological and environmental comfort — that is the dream of many people around the world. Beautiful nature and distance from city bustle allow for a proper rest with the family. In summer — a walk around the area, a run along a green alley, a bicycle ride. In good weather — quad bikes, jet skis, a yacht or rowboats. Do you love fishing? Go ahead — the local waters are suitable for fishing.

For fans of winter recreation, a ski slope with a lift and a ski lodge are being built. It's pleasant on a winter day to ski down the hill, or ride a snowmobile.

For fitness and spa enthusiasts — a sports and wellness complex, gyms, bathhouses and saunas.

The community plans to build a children's playground, a sports ground, and a skating rink (in winter) or football field (in summer) for team games among children and adults.

And how happy children are, playing freely and on their own — let out to walk unattended! Directions

From Nizhny Novgorod, take the Kazan highway to the town of Kstovo. Then continue through the center of Kstovo along the same highway, crossing the The Kudma River and Shava River rivers, to the "Shava1" sign, then turn left.

Continue through the entire Shava to the second left turn onto a paved road.
