On October 29, 2026, the historic wooden house at 49 Alyoshi Peshkova Street in the Kanavino District of Nizhny Novgorod was sold at auction — a two-story building constructed in 1862, known as the house of the meshchanin Andrey Ovsyankin. The buyer was OOO Tender, which turned out to be the only participant in the auction.[1]
History of the building
The house was built in 1862 to a design by the Nizhny Novgorod governorate architect Lev Fostikov.[2] Before the Revolution, the building belonged to the meshchanin Andrey Ovsyankin and his descendants, after which it was nationalized and converted into housing.[2] By the time of the sale, the house had been vacated and declared dilapidated; the property has an area of 130 square meters.[2] The building is considered a valuable element of the urban environment, although it has also been designated as subject to demolition or reconstruction.[1]
The house is located in the historic quarter of Old Kanavino — an area comprising 35 blocks that took shape in the 19th and early 20th centuries and preserved monuments and buildings of various architectural styles.[3] Across the street is the Chesnokov House, where in 1877–1881 the future writer Maxim Gorky (Alyosha Peshkov) lived with his grandfather Vasily Kashirin; nearby stands the late 19th-century building of the Kanavino Sloboda School, where the writer studied.[1]
The auction and terms of the sale
The building was put up for auction in late September 2026.[2] The seller was the state-owned enterprise of Nizhny Novgorod Region, "Regnedvizhimost."[1] The results of the auction were tallied on October 28, 2026: since Tender LLC turned out to be the sole participant, the building went to it at the starting price of 2.39 million rubles.[3][1] The results of the auction were announced by Yegor Polyakov, Deputy Governor of Nizhny Novgorod Region, on his Telegram channel.[2]
The investor intends to adapt the building for administrative use; the purchase and sale agreement was expected to be signed shortly after the conclusion of the auction.[3] Polyakov noted that the region seeks to attract investors to the restoration of its architectural heritage; information on historic properties that have been put up for sale or are planned for sale is published on the portal купитьокн.рф.[3]
