"The House on Murashkinskaya" is a comfort-class residential complex of varying height (ten to eleven storeys) with 106 flats and a total area of about five thousand square metres, being built in Nizhny Novgorod near the Nizhny Novgorod Fair. The developer is the regional company Directorate for Construction, whose shares are wholly owned by the government of Nizhny Novgorod Region. Construction began in May 2025 with financial support from DOM.RF Bank, which provided 603 million roubles. Completion is planned for 2027.[1]

Digital management

The complex is presented as the first apartment building in Russia with fully digital management of construction — from design and quality control to the recording of every stage of work.[2] The building was designed in 2D and 3D at once: the volumetric model makes it possible to spot clashes between engineering systems before construction begins and to reduce errors on site.[3] Once the building is completed the digital model will be handed to the management company for servicing the hidden utilities, networks and structures.[4]

The project's digital system includes an electronic general works log sent directly to the state construction supervision inspectorate and a secure environment for storing design documents. The developer has moved entirely to Russian software, abandoning foreign solutions.[2] As of September 2026 digital modelling had shortened the construction cycle by 15–20 per cent.[4] In 2025 the Directorate for Construction became the first organisation in the region entered in the federal register of designers using information modelling technologies in housing construction.[2]

Progress as of September 2026

By early September 2026 the building was 80 per cent complete. Rough finishing — wall plastering and floor screed — was fully done. The façade system was 70 per cent complete. External water supply, sewerage and storm drainage networks were finished entirely.[3] Site levelling was under way; pavements, driveways and parking, landscaping, a children's playground, benches, litter bins and bicycle racks were to follow.[2]

Progress was discussed at an on-site meeting attended by deputies of the regional Legislative Assembly. The chairman of its committee on urban development, property and land relations Vasily Sukhanov noted that digital tools allow the pace of construction and the quality of work to be monitored in real time.[2]
