The Lavrov Residential House is a historic building of the 19th–20th centuries located at: Nizhny Novgorod, Korolenko Street. In March 2020, the building received the status of an Object IP (OKN) of regional significance, joining a group of more than 20 buildings in the city's historic center recognized as Monuments.[2]

Protection status

The assignment of cultural heritage site status was formalized by orders No. 110, No. 111 and No. 129 of 13 and 23 March 2020 of the State Heritage Protection Authority of the Nizhny Novgorod Region.[2] A historical-architectural expert assessment report has been prepared for the building.[2]

Protected status prohibits demolition of the building, the laying of utilities and engineering networks near the structure and along its façade, and the installation of advertising structures. Adaptation for contemporary use is permitted only without harm to the monument.[2]

Context and neighboring sites

The Lavrov house is located within an area known as «Historic Nizhny Novgorod».[2] In March 2020, regional cultural heritage site status was granted at the same time to buildings on Korolenko, Novaya, Slavyanskaya and Studyonaya streets.[2] Among the neighboring sites on Korolenko Street included in the same list are: I. F. Eglit Residential House (No. 15), Bibikhin Residential House (No. 16), Shchelukhina House on Korolenko Street (No. 17), Skvortsova House (No. 18), as well as residential houses at numbers 30 and 40.[2]

The inclusion of the Lavrov house in the list of cultural heritage sites ruled out the possibility of its demolition: a number of neighboring buildings on Korolenko Street had previously been under threat of demolition under an agreement for the redevelopment of built-up territories — OOO «Fregat» intended to build a hotel and parking lot in their place.[2]
