Batumskaya Street is a street in the Prioksky District of Nizhny Novgorod, located in the Karavaikha microdistrict. The street is 872 meters long. It is named after the city of Batumi (Georgia).
Location and Buildings
The street is located in the Prioksky District. Among the documented addresses are apartment buildings, including low-rise housing from the Soviet period. Building No. 8 is a two-story, eight-apartment residential building constructed in 1973, with two entrances; its total area is 516.1 sq. m, and it is managed by JSC "DK Prioksky District." Building No. 16 is a two-story wooden building with an area of 364 sq. m, built in 1940; it has two entrances and eight apartments.[3]
Dilapidated Housing and Resettlement
A number of buildings on the street belong to the dilapidated housing stock and are included in resettlement programs. Building No. 16 was declared dilapidated and subject to demolition in 2020; as of the end of 2025, eight families (30 people) were living in it. By a resolution of the Nizhny Novgorod administration, the apartments and the land plot beneath the building have been seized for municipal needs: the Department of Construction and Major Repairs is to carry out an appraisal of the market value of the properties, and the rights holders will receive draft expropriation agreements within 60 days. Under the regional targeted program, the building is to be vacated by the end of 2029.[3]
A similar procedure has affected Building No. 8, Letter A: it was declared dilapidated in 2017, and in May 2026 the city administration published a resolution on the seizure of the apartments and the land plot for municipal needs. The administration of the Prioksky District has been instructed to prepare draft expropriation agreements for each rights holder.[1][2]
Both buildings fall within the Karavaikha microdistrict, which is regarded as a territory potentially subject to comprehensive development: the area between Gagarin Avenue and 40 Let Oktyabrya and Bonch-Bruevich Streets has an urban development potential of 210,500 sq. m of new real estate on an area of 13.2 hectares.[3]
